Know it all Real Estate Agents

Am I the only one bugged by this trend?  “Know it all Real Estate Agents”….we all have encountered them.  I know a little about a lot of things, but I don’t know a lot about everything in real estate.

Even before I was licensed as a Broker, I had worked with Agents buying and selling real estate and always was bugged about how I would see them and hear them give advice outside their expertise, especially incorrect or bad advice! Stick with real estate guys…unless your an expert certified home inspector or contractor…don’t advise outside your expertise.

The other day we had a couple over from our church for a BBQ.  Good times!  Anyways, we got on the topic of them buying their home a year ago.  They were telling me about their experience with their Realtor looking at homes.  I understand she has been in real estate for many years, and was very knowledgeable about buying homes.  Our friends were telling us, however, that at one showing, the Agent brought along her boyfriend who is a retired middle school coach.  Our friends had their parents with them as well to “inspect” the property.  Their dad owns a very prominent framing company in the Denver area and my friend is also a licensed plumber that grew up in construction.

Anyways…apparently at this showing, the Agent and her boyfriend were telling them that they can’t tear down walls or remodel certain areas.  They used claims like “that’s a load bearing wall I believe” and “that can’t be done, you will have to do [this] instead”.  Remember, the Agent has only worked in real estate as a broker and the boyfriend has only been a coach for a middle school…neither had ever been in construction or a similar field like my friend and his dad have been their whole life.  Needless to say, they bought that house and did all the work that was said can’t be done.

I run into stories like this all the time.  As a licensed Real Estate Broker, I am not a construction, HVAC, roofing or plumbing expert…and never act like I am.  Any Agent worth their weight will always refer you to an expert (most likely one they have worked with before).
